Challenge

After 15 years it was time for the Philadelphia Chamber of Commerce to freshen up their lease and their 31,000 SF space located on two floors in the Bellevue. A tight budget, a restrictive construction schedule and a small swing space required a real time comprehensive understanding of the budget and a multi-phased competitive construction approach.

Solution

HSA worked with the Chamber to create a project plan that consisted of a design-bid-build approach that included detailed coordination of new mechanical, electrical, plumbing and fire protection services without interruption to the existing services in the occupied areas. The competitive bid process was utilized to guarantee best value on every project component including: Audio Visual Design & Installation, Furniture, Security, Network & Data Systems, Telecommunications, and Relocation Services.

A comprehensive schedule was created that captured every task and sub-task in order to provide dates for phased, move-out, furniture disposition, multi-vendor new furniture delivery, power/data terminations, technology relocation, and phased move-in that coordinated with construction. The schedule was critical for coordinating delivery/service dates for every vendor and avoiding Chamber planned business events.
